Terms of use
The short version: HomeRunner is a tool for keeping track of your home. It is yours to use for a free month, then by subscription. Here is the rest, in plain words.
The free month and the subscription
Every home gets a free month from the day it is created in the app, with everything included. After that, the home needs a subscription: $4.99 a month or $39.99 a year, charged by the App Store or Google Play to the account of whoever subscribes. One subscription covers everyone in that home. It renews at the same price until it is cancelled, which you do in your phone's subscription settings at least a day before the period ends. Refunds are handled by the store under its own rules.
When a home's free month ends and it has no subscription, the app opens only the subscription screen, the account screen, and the emergency shutoffs page. Nothing you put in is deleted; it is all there when the home is subscribed again.
Your data
What you put into HomeRunner is yours. We store it so it can be shared with your household and restored on a new phone, as the privacy page describes, and we do not sell it or use it for advertising.
What the app says about your home
HomeRunner reads rating plates, identifies equipment from photos, finds manuals, reads receipts and work orders, and pulls maintenance schedules out of manuals using an AI model and web search. That can be wrong. Check a model or serial number against the plate before relying on it, and read the manual itself for anything involving gas, electricity, water, or structure. HomeRunner is not a substitute for a qualified tradesperson, and it gives no guarantee about the condition, safety, or maintenance of anything in your home.
Work on your home
The maintenance tasks and intervals the app suggests, the instructions people in your home write, and the starter steps on the emergency shutoffs page are general guidance. They are not advice about your particular equipment, and the manufacturer's instructions, the manual, and local codes come first. Work on gas, electrical, water, heating, cooling, or structural systems should be done by a licensed professional. You are responsible for any work done on your home and for deciding what is safe to do yourself. To the extent the law allows, we are not liable for injury to anyone, or for damage to property, that arises from work done on a home or from relying on what the app says.
Your account
You need an account to use the app, and you are responsible for what is done with it. Keep invite codes to the people you want in your home; anyone who joins with one can see everything in it. Do not use HomeRunner to store anything unlawful or to interfere with the service.
Changes and ending
We may change the app and these terms; a change that matters to you will be announced in the app or by email before it takes effect. You can stop at any time by leaving your household or asking us to delete your account. We may suspend an account that breaks these terms.
Liability
HomeRunner is provided as it is. To the extent the law allows, we are not liable for indirect or consequential loss, and our total liability to you is limited to what you paid for the service in the twelve months before the claim. Nothing here limits liability that cannot be limited by law.
