A home inventory that becomes the binder when you need one.
HomeRunner is a home-inventory app for iPhone and Android. Every appliance and system in the house is an item with its photo, where it is, its make, model, and serial number, what it cost, its warranty, its manual, and everything ever done to it. When you need the whole house on paper, one tap makes a PDF binder of all of it.
Coming soon to the App Store.
Who needs this
Someone filing an insurance claim after a flood who needs model numbers and purchase dates. Someone selling a house who wants to hand the buyer the age of the roof, the furnace's service record, and where the water shuts off. Someone who just bought a house and got nothing. A house sitter who needs to know which breaker is the well pump. Anyone who has stood in front of an appliance trying to read a serial number with a flashlight.
What each item holds
- The basics. A photo, a category, a location in the house, and the specs read from the rating plate: make, model, serial, capacity, fuel.
- The purchase. Scan the sales receipt and it becomes the item's first entry: the installed date, the price, and the warranty, filled in for you to check.
- The warranty. The date it ends lives on the item, and a task lands a month before so a claim is made in time.
- The documents. The manual, found for you from the model number, plus any PDF or scan you add: the installation guide, the service contract, the permit.
- The history. Every maintenance task completed and every repair, with the date, the cost, who did it, and the receipt or work order.
- Cost and value. What it cost, what repairs and upkeep have cost since, the cost per year, and its age against the typical life for its kind, with one plain line on where it stands.
- A label. A QR label to print and stick on the thing itself. Any phone in the home that scans it opens the item.
The binder
One PDF of the whole home: the shutoffs with their photos, the contacts who service the house, and every item with its photo, specs, cost, maintenance, history, documents, and instructions. Make it for an insurance claim, leave it for a buyer, send it to a house sitter, or keep it for the day the phone is gone.
It is not only on your phone
Everything is kept on the phone so it works with no signal, and a copy is kept on our servers so it is shared with the household and restored on a new phone. Photos and documents are private to the people in the home. There is no advertising and nothing is sold. The privacy page says exactly what is stored and what leaves the phone.
Every appliance manual in one place
Found from the model number, saved to the item, searchable by page.
A maintenance schedule that runs itself
Filters, flushes, and inspections on their own dates, with reminders.
Shared with the household
One home, everyone's phone, and the contacts who service it.
Free for a month, then one price for the whole home
Every home starts with a free month of everything. After that it is $4.99 a month or $39.99 a year, and one subscription covers everyone who shares the home, however many phones that is.
