A home maintenance schedule that runs itself.
HomeRunner is a home-maintenance app for iPhone and Android. Add the furnace, the water heater, the gutters, the sump pump, and each one gets the upkeep it needs on the dates it needs it. Tasks shows what is due this week and what is late, reminders arrive on the phones of the people who share the home, and every finished job goes into the record.

The problem it solves
A house needs a few dozen small jobs a year: the furnace filter every three months, the water heater flushed once, the dryer vent cleared, the gutters cleaned, the smoke alarm batteries, the softener salt. None of them is hard. The hard part is remembering, and knowing whether anyone already did it. A calendar reminder tells you a date. HomeRunner tells you the item, the job, when it was last done, and what the manual says about doing it.
How it works
- Add what you have. Walk the house once with the common-items checklist, or scan things as you go. Each item gets a photo, a location, and its specs, read from the rating plate.
- The schedule fills in. Each kind of item comes with the usual jobs and intervals. When the item's manual is on it, pull the manufacturer's own schedule out of the manual instead: every job it names, how often, and the page it is on.
- See what is due. The Home screen gives the house a health score and says what is overdue and what is due this week. Tasks lists every job in date order.
- Get reminded. Each person chooses how they want reminders. Finish a job on one phone and it is finished on the others.
- Keep the record. Every completed task and every repair goes into one history for the item, with the date, the cost, and who did it. Scan a receipt or a work order and the entry fills itself in.
Repairs, warranties, and what things are worth
The history is not only maintenance. A service call, a part replaced, a new unit installed: each is an entry with its receipt. From those, every item shows what it cost, what it has cost since, its cost per year, and its age against the typical life for its kind, in one plain line. The date a warranty ends lives on the item, and a task lands a month before so anything wrong gets claimed in time.
When something goes wrong
The emergency page holds where the water, gas, and breakers shut off, with photos and the steps for each. It opens with no signal and no subscription, because that is the day you need it.
